Plotting project? Check development regulations before you plan roads and plots

Dividing land into plots looks simple on a map. Roads, common plot and authority rules decide how many saleable plots you actually get.


For a landowner or developer, plotting often looks like the simplest way to unlock land value: draw the roads, divide the rest, sell. In practice the layout has to satisfy development regulations before a single plot can be legally sold, and those rules decide the final plot yield.

What shapes a plotting layout

  • Internal road widths and how they connect to the access road
  • Common plot requirements, which take a share of the land
  • Minimum plot sizes and frontages for the intended use
  • Zone and N.A. status of the land
  • TP scheme or Development Plan roads and reservations passing through the site

Why plan it properly

A layout drawn only to maximise plot count usually comes back with objections, and every revision changes the numbers you may already have shared with buyers. Planning to the regulations from the start gives a realistic yield and a layout that can be approved.
