Buying an old property? Check its approval and B.U. status first
A resale building can look perfect and still carry approval gaps. What to review before you buy, and why the B.U. certificate matters to banks and future buyers.
With an older building, you are buying its paperwork as well as the structure. If it was built without a sanctioned plan, extended beyond it or never received B.U. permission, those problems pass to you. They show up later, when a bank reviews your loan, when you try to sell, or when the authority runs an enforcement drive.
What B.U. permission is
Building Use (B.U.) permission is the certificate confirming the building was completed as per its approved plan and is fit to use. Banks, buyers and insurers increasingly ask for it, and a missing B.U. is one of the most common reasons a resale transaction slows down.
Our approval health check
Before you invest in an existing property, we review:
- The sanctioned plan and development permission
- B.U. permission, or the reason it was never issued
- Relevant NOCs such as fire, where they apply
- Visible deviations between the built structure and the approved drawings
- Current documentation and any approval gaps
If gaps are found
Many gaps can be resolved. Minor deviations may be regularised, some unauthorised portions may qualify under the Impact Fee scheme, and a missing B.U. can often be applied for once compliance is in place. What matters is knowing before you pay, so the cost and time of fixing it are part of your negotiation, not a surprise afterwards.
