Buying a plot in Ahmedabad? Check these 7 things before you pay

Buyers usually check the price, the location and the seller. Fewer check what the plot can legally hold. That second question decides the real value of the land, and it is much easier to answer before the sale deed is signed than after.

The 7 checks

1. Title and land records. 7/12 extract or property card, previous sale deeds and pending entries. The seller's name must match every record.
2. N.A. status. If the land is agricultural, find out whether non-agricultural permission is already in place or will still be needed.
3. Zone and permitted use. Residential, commercial, industrial or agricultural. The zone decides what you can build.
4. TP scheme and final plot. In a town planning scheme area, confirm the final plot number, its area and any deduction for roads or reservations.
5. Road width and access. The width of the road the plot faces directly affects permissible FSI, height and use.
6. Plot shape and dimensions. Margins on a narrow or irregular plot can take away much more buildable area than you expect.
7. Reservations and proposed roads. Check the Development Plan for any proposed road, reservation or line passing through the land.
