Before you build: 5 things to check before construction starts

Most approval problems we are asked to fix start before the foundation is dug. A plot bought without checking its road width, a design drawn before anyone confirmed the zone, construction started while the file was still pending. Each of these is cheap to prevent and expensive to correct. Before you commit money to a design or a contractor, check these five things.

1. Land documents

Start with ownership and land status: the 7/12 extract or property card, the title chain, and whether the land is already non-agricultural (N.A.). Mismatched names, pending mutations or an unresolved N.A. status will stop an approval file before the drawings are even looked at.

2. Applicable authority

Your site falls under one authority: AMC, AUDA, GMC, GUDA, GIDC or Dholera SIR, among others. The authority decides which regulations apply, how the file is submitted and who inspects the site. Confirm it first. Everything else depends on it.

3. Development potential

Zone, road width and plot size together decide what you can build: permissible FSI, height, ground coverage and use. Two plots that look the same on the ground can have very different potential on paper.

4. Building regulations

Margins, parking, common plot, fire requirements and height limits all shape the design. They are far easier to design around at the start than to fix after an objection.

5. Approval route

Know the full sequence before you start: development permission, any required NOCs, and eventually B.U. permission. A clear route lets you plan time and cost properly instead of finding out step by step.

Get a preliminary approval feasibility assessment before you finalise the design. It costs far less than redesigning after an objection.
