From feasibility to B.U.: how an approval file moves
Approval Check, plan passing, development permission, NOCs and B.U. permission. The full route, step by step, and what happens at each stage.
Clients often ask where their file is and what comes next. The approval route is easier to follow when you can see the whole sequence, so here is how a typical file moves through our office from the first conversation to the final certificate.
1. Preliminary discussion
You share the property location, survey or plot number, area, existing documents and what you want to build. We confirm the applicable authority and give an initial view.
2. Approval Check and feasibility
We review documents and regulations to establish development potential, constraints and the approval route. This is where problems are cheapest to find.
3. Drawings and file preparation
Drawings are prepared or reviewed against the regulations, area statements are worked out and the document set is assembled and cross-checked.
4. Submission and development permission
The file is submitted to the authority. We handle scrutiny queries and follow-up until development permission is issued.
5. NOC coordination
Depending on height and use, clearances such as fire or airport NOC are coordinated alongside the main approval.
6. Construction and completion
Building to the sanctioned plan matters. Undocumented changes during construction are the most common reason B.U. files stall.
7. B.U. permission
After completion, the B.U. application and site inspection follow, and the certificate is issued once compliance is confirmed.
