Impact Fee 2022: A plain-language guide to regularising your construction

If any part of your building differs from its approved plan — a room built into the margin, an extra floor, a shop running where a residence was approved — that portion is technically unauthorised. The Gujarat Regularisation of Unauthorised Development Ordinance, popularly called Impact Fee 2022, gives owners a legal, one-time route to regularise such construction by paying a fee to the authority.
The scheme covers most common violations in AMC, AUDA and other urban authority areas: margin encroachments, excess FSI within limits, height deviations and change of use. It does not cover construction on government land, on roads or reserved plots, or structures that are unsafe. This is why an honest feasibility check matters before you apply — a rejected application wastes both time and the application fee.
The fee itself depends on your plot area, the extent of violation and the Jantri (government rate) of your location. In our experience at Prosperaa, most residential regularisations in east Ahmedabad cost far less than owners fear — and far less than the penalty and demolition risk of staying unauthorised.
