B.U. Permission in Ahmedabad: the complete document checklist

Buying, selling or mortgaging property without B.U. permission is getting harder every year. Here is every document you need and the inspection process, step by step.


Building Use permission — the B.U. — is the certificate that says your building was completed as per its approved plan and is fit for occupation. Banks increasingly refuse loans against properties without it, and AMC has stepped up enforcement drives in commercial areas. If your building doesn't have one, now is the time.

The core documents: the approved plan and development permission, completion report from your architect or engineer on record, structural stability certificate, fire NOC where applicable (high-rise and commercial), lift licence if installed, and rainwater-harvesting / tree-plantation compliance where the plan requires it.

The process: your engineer files the completion notice, the authority schedules a site inspection, and any deviations are flagged. Minor deviations within compounding limits can be regularised with a fee; larger ones may need an Impact Fee application first. Once compliance is recorded, the B.U. certificate is issued.

The most common reason files stall is a mismatch between the built structure and the drawings — often from small changes made during construction that nobody documented. A pre-inspection survey by your consultant catches these before the authority does, which is the difference between a two-month file and a two-year one.
