Planning a weekend villa? Check these permissions first

Owning the land is not the same as being allowed to build on it. What to verify before building a farmhouse or weekend home outside the city.


Weekend homes and farmhouses on the edge of the city are increasingly popular. The mistake we see most often is assuming that because you own the land, you can build on it. Land outside city limits often comes with more restrictions, not fewer.

Check before you build

  • Land status. Agricultural land generally needs N.A. permission before a residence can be built, and ownership rules for agricultural land can apply.
  • Zone. Confirm what the development plan allows on that survey number.
  • Access. A legal, adequate access road matters both for approval and for resale.
  • Applicable authority. The site may fall under a development authority or local body, each with its own process.
  • Development permission. Even a single villa needs sanctioned plans before construction.

Why it matters later

An unapproved villa may be fine for a weekend, but it becomes a problem when you want a loan, want to sell, or face a notice. Getting the permissions in place at the start protects what you are investing.
