Industrial shed and factory approval: documents generally required
Whether inside a GIDC estate or on private industrial land, a factory approval file needs more than drawings. The documents and checks that usually apply.
Industrial projects move fast. Orders are waiting and machinery is booked, so construction often starts before the approval file is complete. That is where most problems begin. A shed built ahead of its approval can create trouble later with fire and pollution consents, bank finance and sale.
First: which system applies?
Plots inside a GIDC estate follow GIDC's own approval process. Industrial land elsewhere is approved by the relevant development authority, such as AUDA, and may also need N.A. permission for industrial use. Confirm this before anything else.
Documents generally required
- Plot allotment letter or ownership documents, with any transfer or name change regularised
- N.A. permission for industrial use, where applicable
- Site plan, shed plans, sections and elevations
- Area and coverage statements, including mezzanines and canopies
- Structural design and stability certificate from the engineer on record
- Fire safety provisions and NOC, depending on size and occupancy
- Undertakings and fee payments as required by the authority
Common oversights
Mezzanines and canopies count toward built-up area. Plot amalgamations and sub-letting need to be regularised before a new approval will move. The completion certificate, the industrial equivalent of B.U., is not optional: it is what banks and buyers ask for first.
