High-rise building approval: the preliminary checks that matter

High-rise projects add layers of scrutiny: structure, fire, airport height clearance and more. What to verify before committing to a tower design.


Above a certain height, a building is treated as a high-rise and the approval becomes more demanding. Architecture, structure, fire safety and height clearances all have to line up, and a problem in any one of them holds up the whole file.

Checks before the design is fixed

  • Road width and permissible height. Road width is one of the main factors that decides how tall you can build.
  • FSI, including any premium FSI. Understand the base and additional FSI available on the plot and what they cost.
  • Airport height clearance. Near an airport, an airport NOC may cap the height regardless of what the regulations otherwise allow.
  • Fire requirements. Refuge areas, staircases, fire lifts and access for fire tenders shape the plan from the ground floor up.
  • Structural design. High-rise structures need design and certification from a qualified engineer on record.

Coordination is the real work

These requirements affect each other. A change to the fire staircase moves the structure; a height cap changes the floor count and the financial model. Treating them as one coordinated exercise from the start avoids repeated redesign.
