Fire NOC and airport NOC: when your project needs them
Two clearances that catch owners by surprise. What they are, what triggers them and why they should be planned alongside the main approval.
Development permission is the main approval, but some projects also need separate clearances from other bodies. Two of the most common are the fire NOC and the airport NOC. Leaving either one late can hold up the whole project.
Fire NOC
Buildings above certain heights, and many commercial, institutional, industrial and assembly uses, have to meet fire safety requirements and obtain fire clearance. The requirement affects the design itself: staircases, exits, refuge areas, fire lifts, fire-fighting systems and access for fire tenders. Clearance usually comes up twice, once at the planning stage and again before the building is occupied.
Airport NOC
Near an airport, building height is limited to protect flight paths. Projects within the notified area need a height clearance NOC from the Airports Authority of India, and that permissible height can be lower than what local regulations would otherwise allow. For taller buildings in Ahmedabad this check belongs at the very start.
