Plan Approval

Common reasons building approval applications get delayed

Most delays are not about the building. They come from document mismatches, drawing errors and missing NOCs. What goes wrong and how pre-submission checking prevents it.

Plan Approval

Owners often assume a delayed approval means the authority is slow. More often, the file had a problem when it went in. Each objection sends it back, and every round adds weeks. These are the causes we see most often.

What delays a file

  1. Document mismatches. Names, areas or survey numbers that don't match across the 7/12, sale deed and application.
  2. Drawing errors. Margins, parking or FSI calculations that don't meet the regulations.
  3. Area discrepancies. The plot area on record differs from the area measured on site.
  4. Missing NOCs. Fire, airport or other clearances not obtained, or obtained for a different version of the design.
  5. Unresolved land status. Pending N.A. permission, pending mutation entries or TP scheme issues.
  6. Construction ahead of approval. Work already started on site turns a new application into a regularisation question.

Why pre-submission checking matters

Nearly all of these can be found before submission. At Prosperaa every file starts with a document review and preliminary feasibility check, so issues are resolved before the authority sees them. A file that goes in right the first time is the fastest file there is.
